Bret and his team brought this off-market purchase opportunity to Private Equity company KKR. The vacant building had been bought 18 months prior by CapRock who had done some nice renovations but had not had success in leasing it up. KKR was in high growth mode looking to aggregate 10,000,000 square feet within a couple of year period before they ultimately sold the portfolio to Oxford for $2.2B. KKR purchased this property for $26M.

Bret and his team brokered the off-market sale of a 4,500 square foot medical condo which will be gut renovated to provide its high-tech medical use the most up-to-date facility in a very tight medical submarket. Bret was also able to negotiate favorable financing with a downpayment of less than 10% that included up to $500,000 in future improvements while keeping the interest rate below 3% and amortization over 20 years.

Bret and his team assisted Ronin Factory in a needle in the haystack search looking for a "Fantasy Factory" like a warehouse that had a creative office buildout but with glass rollups where the trophy trucks could be parked for marketing production. This former Blink 182 recording studio was just the spot but was 100% leased to a coworking operator. Bret leveraged a dip in the market due to Covid to encourage the Tenant to relinquish the space and the seller, an exchange investor to sell the building to Ronin Factory.

Bret brokered the purchase of a vacant 14,600 square foot, fully climate-controlled building at a below-market price then leased up of the facility in the Bressi Ranch area of Carlsbad, CA for a record comparable lease rate nearly $0.25 above market rate per square foot per month. The transaction netted an over 9% cap rate for the exchange buyer in less than 6 months of downtime.

Bret and his team renewed a 15-year lease with the Social Security Administration through a competitive GSA process, then brokered the sale of the 23K sqft building for a record high price per square foot and record low cap rate for a Social Security Office at $8,180,000.
